Small Gaps, Wet Floors

A garage door's bottom seal gets squashed against the concrete every time it closes and baked by the sun the rest of the day. Over a few years it hardens, cracks and curls, and the vinyl stops along the sides and top shrink away from the door.

The fix is straightforward but needs the right parts. Bottom seals come in several profiles that only fit matching retainers, and retainers themselves rust or bend. We identify yours, replace what's worn, and set the opener's close limit so the new seal presses evenly against the floor.

Signs the Seals Are Spent

  • A glow along the floor

If you can see outside light at the bottom with the door shut, the seal has shrunk, torn or flattened.

  • Puddles after storms

Water inside the garage after rain points to a worn bottom seal or a gap at the sides.

  • Bugs, leaves and grit inside

A line of leaves, sand or insects on the garage side of the door marks the spot the seal has stopped reaching.

  • Stiff, cracked rubber

Press the seal with a thumb. If it's hard or splits, it has stopped doing its job.

What New Seals Involve

  1. 01

    Match the profile

Each retainer takes a specific seal shape, so we identify yours before cutting the new one to length.

  2. 02

    Repair the retainer

A rusted or bent retainer won't hold a new seal straight, so it's replaced when needed.

  3. 03

    Renew the stops

Side and top stop molding is replaced where it has shrunk or cracked, closing the gap on three sides.

  4. 04

    Set the close

The opener's down limit is adjusted so the door compresses the seal evenly without bouncing back up.

Seal Questions

Will a new seal keep out storm surge or flooding?

No. It keeps out wind-driven rain, runoff and pests at the door, but it isn't built to hold back standing water. Rising water will find its way in regardless.

What about water coming in under a door that seals fine?

If the driveway slopes toward the garage or the floor dips at the door, a threshold strip on the slab can help. It works with the bottom seal to raise the barrier a little.

Water or Bugs Getting In?

Fresh seals take little time to fit and make the garage cleaner, drier and cooler.
