When a New Door Is the Better Buy

We'd always rather fix a door than replace it, but sometimes the math points the other way. Several damaged panels, rust that has eaten through, a door with no wind rating or one whose parts are no longer made can all make a new door the smarter spend.

In Florida, a full replacement generally needs a building permit and a door with a product approval rated for your home's wind load. We measure the opening and headroom, help you choose from approved models in the look you want, then take out the old door and hang the new one.

Signs Replacement Deserves a Look

  • Damage across several panels

Fixing three or four sections one at a time often costs close to a new door and still leaves the old ones.

  • Rust through the bottom

Once corrosion has perforated the steel or weakened the frame, repairs don't hold.

  • No wind rating

Older doors without a product approval label may not meet the design pressure your house needs.

  • Constant repairs

When the door needs something every few months, the money is better put toward a door that won't.

How a New Door Goes In

  1. 01

    Measure and choose

Opening size, headroom, side room and the required design pressure narrow down the doors that fit.

  2. 02

    Paperwork and ordering

We place the order for your door and file the permit, so an inspector can sign off on the finished install.

  3. 03

    Tear out and hang

The old door, springs and track come out. The new sections, track, struts and springs go in per the approval drawings.

  4. 04

    Balance and finish

Springs are tensioned for the new door, the opener is adjusted to suit, and seals are set against the floor.

New Door Questions

Do I need insulation in the new door?

If the garage is attached, has a room above it or doubles as a workshop, insulation makes a noticeable difference in heat and noise. Insulated doors are also stiffer. For a detached storage garage, a single-layer door can be perfectly adequate.

Can I keep my existing opener?

Often, if it's in good shape and suits the new door's weight. A heavier insulated or wind-rated door can be too much for an older, smaller unit, and we'll tell you if that's the case.
